A repositioning project in Lipomo
An empty apartment that didn’t even have a kitchen, turned into a home ready to move into.
When even the kitchen was missing
When we took on this property in Lipomo, the situation was clear: an empty apartment, anonymous rooms — and one essential element missing.
There wasn’t even a kitchen.
A detail that, on the market, can turn into a serious obstacle:
- buyers struggle to put a figure on the additional costs
- the impression that work still needs doing
- more room to negotiate the price down
The property had real potential: sensible proportions, a functional layout, plenty of light. But without a targeted intervention it would have stayed an unfinished space.
The repositioning strategy
We deliberately chose not to stop at decorative styling. The aim was to give the property back its identity and completeness, and to remove the uncertainty.
The first step was to design and install a functional, contemporary kitchen, planned to:
- make the most of the available space
- bring the fitted wall into its own
- convey the feeling of a finished home straight away
We then developed a home staging concept in line with the target buyer:
- a clearly defined living area with well-proportioned furniture
- a dining table to give the room depth
- a welcoming master bedroom
- a second room with a clear purpose (study or child’s room)
- textiles and lighting to warm the space
The shift in perception
Before the work, the rooms felt cold and hard to read, questions about costs and outstanding work never stopped, and the whole thing read as an uncertain investment.
Afterwards the rooms are complete and functional, the living potential is immediately visible, and buyers move through the apartment with far more confidence.
The kitchen in particular transformed the living area completely: from empty space to the heart of the home.
The result
The intervention made it possible to:
- cut objections during viewings dramatically
- contain price reductions tied to outstanding work
- shorten the time spent on the market
Here home staging wasn’t only aesthetic enhancement, but genuine functional repositioning. We turned an unfinished property into a solution ready to be lived in.
