In the medieval historic centre of Brienno, we are offering Ca’ Nova for sale: a lakeside townhouse currently being built under a building permit issued by the Municipality of Brienno, sold in its present physical and legal condition.

Current state of the property

The building is at shell stage, without finishes, internal partitions, building services or window frames. The sale covers the building in its present form, together with the building permit, the approved project and the related technical documentation, which the buyer may examine during negotiations.

The approved project

The approved project provides for a total floor area of around 295 m² across six levels, linked by an internal lift and arranged as follows:

• Main level — double-height reception room spanning the entire floor, with large windows looking straight out over the lake.
• Lower level — dining area with open-plan kitchen, connected to the upper part of the terraced garden.
• Street level — reception room with a flexible use: study, sitting room or additional bedroom.

Mooring

Brienno’s harbour, a short distance away, offers moorings for boats; it is also possible to apply to the municipality for a mooring buoy or a floating jetty, subject to assessment by the relevant authority.
