In the heart of Paderno Dugnano, in the historic district of Cassina Amata, the former Regina S.p.A. complex stands on the corner of Via Timavo and Via Pasubio. The site extends over a land area of approximately 9,816 m², of which around 436 m² is designated as roadway, and offers enormous potential for regeneration and development projects.

The complex comprises a gross floor area (SLP) of approximately 5,840 m² at ground level, to which are added a residential unit of around 135 m² on the first floor and a canopy of approximately 238 m², making the property remarkably versatile and rich in opportunity.

Current status: the complex historically housed significant industrial businesses, beginning with Regina S.p.A., which specialised in the manufacture of industrial machinery, and later Redaelli Inox, a producer of spring wire. The building is arranged in several blocks, including ancillary areas such as stores, offices and changing rooms at ground level, plus a residential unit on the first floor. The main access is through an internal courtyard, directly from Via Pasubio.

Planning: the original construction of the complex dates from before 1967. Over the years various alterations and conversions were carried out, culminating in a retrospective building consent (Concessione in Sanatoria). Today the site is classified under the current territorial plan (PGT): part of the land is designated as a “highway protection strip”, and part falls within the category of “highly transformable industrial areas” governed by article 29 of the planning rules.

The current permitted uses allow direct intervention for industrial activity, while residential schemes — R2 open and agreed-price housing, R3 private social housing, R4 public housing — commercial uses excluding T3 large-scale retail, and hospitality uses are all possible subject to approval of an implementation plan or an agreed building permit.

A variation to the general PGT has been adopted which envisages no changes for this site.
